Real Estate investors

The real estate investor residence permit is available to eligible third-country nationals. It is valid for five years and can be renewed as long as the legal requirements continue to be met. It does not grant the right to work.

Minimum investment for new property purchases:

  • €800,000 in the Region of Attica, the Regional Unit of Thessaloniki, the Regional Units of Mykonos and Thira (Santorini), and islands with more than 3,100 inhabitants according to the latest census.
  • €400,000 in all other areas.

The investment must be made in a single property. Built properties, or properties with a building permit, must have at least 120 sq.m. of main living space.

Special categories from €250,000

The €250,000 threshold applies only to specific categories of a single property and is not the general purchase threshold:

  • Conversion to residential use: the change of use of the main areas must be completed before the application and must meet the statutory time and technical requirements. Additional conditions apply to industrial buildings. The 120 sq.m. requirement does not apply to this category.
  • Listed building to be restored or reconstructed: the works must be fully completed by the first renewal of the permit. The property may not be transferred before the works are completed.

The eligibility of each property is checked before any financial commitment.

Use of the property and legal due diligence

Restrictions apply to short-term rentals in the sharing economy, including related sub-letting. In the conversion-to-residential category, use of the property as a business seat or branch is also prohibited.

Before any deposit or contract, we check the eligibility of the investment, the title deeds, the planning status and the lawful method of payment.

Earlier investments and renewals falling under a previous or transitional regime, co-ownership and family applications are examined separately. The current thresholds do not automatically cancel rights arising from earlier eligible investments.

Our office supports legal due diligence, preparation of the file, and the application and renewal process. Approval rests with the competent authorities and is not guaranteed.
